We maintain very high standards when it comes to selecting tenants. Our Property Manager accompanies all prospective tenants to inspections and all applicants must complete our thorough application form. This enables us to obtain a precise picture of their rental history by asking detailed questions and meticulously checking their financial position, employment, business and personal references and also public record searches through the (NTD) National Tenancy Database (a government agency).
Once a suitable tenant is approved we arrange the lease agrrements, the first months rent in advance and a bond deposit which is held by the (RTBA) Residential Tenancies Bond Authority for the duration of the occupancy. A detailed condition report with photo's is completed prior to the tenants occupying the property.
Caroline Springs Real Estate keeps you regularly informed of the condition of your property, by conducting a routine inspection after the first initial 3 months of the tenancy and then every six months thereafter. This gives peace of mind that the tenant is caring for the property and to check if any maintenance/improvements are required. We also recommend rent increases where necessary, assuring that your investment property is always in line with the current market.
We only employ fully qualified tradespeople for all repairs and maintenance and ensure work is completed to a high standard and at a competitive price. We check on all work completed and take photo's for our files.
